Julie Rees Managing Partner of GN2 advises on the largest medical letting on the Howard de Walden Estate

64/66 Wigmore Street (54,500 sq ft), London W1 – Under development
The Howard de Walden Estate has entered into an Agreement to Lease with Schön Klinik, a family owned German hospital group, to take a new 19 year lease, with an option for a further 21 years, of 64/66 Wigmore Street. The initial rent is £4.2 million per annum plus VAT, subject to an undisclosed rent-free period. The transaction is subject to receiving planning permission for changing the use from offices to medical. The building is currently under development and is due for completion in June 2016 to provide approx. 54,500 sq ft of open plan accommodation arranged over two lower ground, ground and four upper floors. Schön will then carry out a medical fit-out of the building.

GN2 and Cushman & Wakefield acted for The Estate and Knight Frank acted for Schön.

The Schön letting follows a number of other important medical transactions over the last few years, to specialist clinics such as Royal Brompton Hospital, Optegra and Isokinetica. We have also signed an agreement with Advanced Oncotherapy to build a new generation Proton Beam Therapy centre. 

Over the next year, we expect to be able to make additional announcements on the arrival of new world-class medical tenants who will further internationalise Harley Street and help the area to significantly contribute to the London economy.”
